If you're wanting to freshen up the tub/surround space by installing a new tub or shower and surround, faucet set, vinyl plank flooring, paint, new fixtures, etc, you'll typically fall in the $12k - $15k range.
If you're wanting to start implementing some tile work or use a surround system that looks more like stone, you'll typically fall in the $15k - $18k range.
If you're wanting custom tile work and/or fixtures are needing to be relocated, have a tub and shower area, you'll typically be $20k+.

What are the THREE COMMON SURPRISES during a bathroom remodel?
1. Discovering that a section of sub-floor needs to be replaced near the toilet and tub/shower area. It's common for the toilet wax ring to have failed and it go unnoticed for years. Then there is all the water that gets dripped right out sided the tub/shower that finds all the cracks and gaps.
2. If the tub/shower has been leaking water usually there is framing in the walls that is deteriorated. The bottom plate and stud ends usually will need to be replaced or sistered to.
3. It's surprising the number of times we discover the toilet flange is cracked. Usually, it's around where the toilet bolts are. We believe it happens from the toilet bolts being over tighten.

What are the THREE COMMON OVERSIGHTS when planning a bathroom remodel?
1. There's a window in the way for a surround or shower doors! This happens when the window is on a short wall and the current surround is tiled. It's easy to overlook that when you install the new tub or shower pan it will end up being exactly in line with the edge of the window or over the window slightly.
2. Making sure blocking is in the scope of work so grab bars can be added in the future. Life happens! Plans change! It's inexpensive to have blocking added when everything is opened up.
3. This may seem silly but not realizing the space for the tub or shower is an unusual size. Most tubs are 60" wide but there are 54" wide tubs so it's important to check the width of a tub. Also, tiled showers are put in non standard sized spaces all the time. If you're installing a standard tub or shower, checking the size of the space is vital.

What are THREE ways to remodel AROUND A WINDOW in the SURROUND area?
1. Our favorite option is to fog or black out the window and then install the surround over the window. Then drywall over the top part of the window. From the bathroom, it looks like there was never a window there and the exterior doesn't change at all. This avoids the cost of needing to try to match and piece in siding.
2. Select a surround material option that allows for you to leave the window. You'll want a surface install surround product, NOT a stud mount surround. Most surface surround products, like Flexstone and tile, you can trim and modify as needed. When leaving a window in the surround area, it's best to trim it out using PVC or another waterproof trim.
3. The window could be removed, framed in, and then side the exterior where it was. There's rarely a situation where the siding can be patched in and it NOT look like a patch. That's why this is our least favorite option. If there's plans to update or paint the exterior, this could be a good option.
